Who We Are

Oreta Solutions LLC, doing business as Virtual Property Manager (VPM), is a residential property management company serving Vermont, including the Killington and Bennington areas. We manage rental properties on behalf of property owners, handling the day-to-day work of running a rental portfolio.

What We Do

• Leasing — marketing units, screening applicants, and signing leases
• Maintenance & work orders — receiving, scheduling, and tracking repair requests
• Showings & appointments — scheduling and coordinating property showings
• Tenant support — answering questions from tenants, applicants, and vendors

Our Text Messaging Program

As part of running our properties, we send tenants, applicants, and vendors operational, first-party text messages — maintenance and work-order updates, showing and appointment coordination, and replies to their questions. These are customer-care messages tied to an existing or prospective tenancy, not marketing, and we do not send text messages on behalf of any other business.
